Nucleate Bringing New Life Sciences Innovation Hub to Boston
Through a strategic partnership with Oxford Properties, Nucleate will transform an entire floor at 745 Atlantic Ave.
BOSTON, MA — December 18, 2025 — Nucleate, the global non-profit organization dedicated to empowering the next generation of biotech leaders, is proud to announce a new strategic partnership with Oxford Properties Group (“Oxford”), a leading global real estate investor, developer, and manager, to launch a new life sciences innovation hub at 745 Atlantic Avenue (“745 Atlantic”).
The partnership was formally marked by a ribbon-cutting ceremony and holiday celebration hosted by Nucleate earlier this month, which brought together more than 200 founders, investors, academic leaders, and partners from across the Boston biotech ecosystem to celebrate the opening of Nucleate’s new global headquarters.
Through this agreement, Nucleate has worked with Oxford to transform the entire 9th floor of the recently renovated, state-of-the-art building in the heart of Boston’s innovation district. The space has been reimagined as a dynamic, open environment for life sciences professionals, founders, investors, and academic researchers to convene, collaborate, and accelerate innovation.
Since its founding in 2018, Nucleate has been dedicated to empowering biotech leaders by building bridges between academia, entrepreneurship, and industry. This new headquarters and innovation hub will enable the organization to further shape the next generation of biotech innovation in Boston by providing a dedicated, branded space for community gatherings, events, workshops, and networking sessions.
As part of the opening celebration, Nucleate hosted a featured storytelling and panel segment titled History of Nucleate: Ghost of Chapters Past, Present & Future. The session revisited the organization’s early, scrappy beginnings, highlighted recent chapter milestones and founder successes, and offered a forward-looking perspective on the ecosystem Nucleate is building globally. The discussion blended candid reflections, shared memories, and aspirational “moonshot” visions — underscoring the community-driven ethos at the heart of Nucleate’s mission.
“Boston has long been a global engine for life sciences innovation, and this new headquarters allows Nucleate to play an even more active role in that ecosystem,” said Oliver Dodd, Executive Director and Co-Founder of Nucleate. “With Oxford, we’ve created a space designed to bring together founders, researchers, investors, and partners in a way that accelerates collaboration and lowers barriers to biotech entrepreneurship.”
The Nucleate innovation hub at 745 Atlantic will serve as a central nexus for Boston’s life sciences ecosystem, offering startups, academic spinouts, investors, and service providers a shared home base. Aligned with Nucleate’s mission of removing barriers to biotech entrepreneurship, the space provides members with access to high-quality facilities, premium amenities, and a premier downtown location.
“We’re excited to build on our existing and deep relationship with Nucleate and welcome their world-class biotech community to 745 Atlantic Avenue,” said Matthew Polhemus, Vice President of Leasing at Oxford Properties. “This collaboration reflects our commitment to creating high-quality real estate that meets the needs of our customers while fostering vibrant innovation ecosystems that support the continued growth of Boston’s life sciences sector.”
Nucleate’s innovation hub is one of several new additions to 745 Atlantic, as Oxford continues to enhance the building’s amenity ecosystem and activate the ground floor with new retail and food-and-beverage offerings, including the soon-to-open SJ’s and Koko Café, further strengthening the sense of community within the building.
